Villa in Bordighera

The villa is located on a hill above Bordighera and faces southwest, where the sun shines from morning to sunset. The villa is built in a very green and quiet area, where there are no railways, which run along the entire length of the sea, the same applies to the motorway, which remains behind the mountain.

The panorama is unique and unforgettable and allows you to see Bordighera, Menton, Monte Carlo, Nice, Cannes. A rarity in this area of Liguria is the presence of a large and flat area around the house, where you can install a swimming pool and a relaxation area.

The area of the villa on the ground floor is about 100 sq.m., and on the first floor - 95 sq.m.

On the ground floor we find the entrance hall, a living room with fireplace and access to the garden, a kitchen-living room (furnished with wood and Carrara marble furniture), a bedroom and a bathroom.

On the ground floor we find four bedrooms and two bathrooms, three bedrooms overlook the sea. The master bedroom is equipped with hot/cold water connection and drainage for possible conversion into a kitchen. The central bedroom is separated from the master bedroom by a wall. The windows are made of durable double-chamber PVC Finstral, electric blinds, and there are also three double-leaf, armored doors. The internal doors are Ferrero of excellent quality. The air conditioning system from Carrier is controlled by two units, one on each floor. The heating and hot water system is powered by a Vaillant boiler.

The basement consists of a large garage, a gym, a bathroom and a room. Large garage with a pit for car maintenance. Sliding sectional gates are equipped with remote control.

The house has video cameras that allow viewing via mobile phone, and the gate can be opened remotely via a special application. The garden irrigation system is automated. The house is built on a plot of land of about 2440 m2, including land on a slope overlooking Bordighera of about 2600 square meters, which is currently not cultivated.

The villa is rented for a long term from 6 to 12 months. The rent is paid in advance, if the contract is for 12 months, the rent is paid for 12 months at once + a deposit in case of damage to property in the house (one month's payment). The costs of electricity, gas, water, garbage, gardener's fee and pool maintenance are paid separately.

Real estate agency fee is 10% of the total rental amount.
