The villa is located on a hill above Bordighera and faces southwest, enjoying the sun from dawn to dusk. It is in a very green and quiet area, far from the railway that runs along the coast, and the highway, which is behind the mountain.

The view is unique and unforgettable, overlooking Bordighera, Menton, Monte Carlo, Nice, and Cannes. A rarity in this part of Liguria is the large, flat plot surrounding the house, ideal for a swimming pool and relaxation area.

The villa has a ground floor area of approximately 100 m2, while the first floor area is 95 m2.

On the ground floor we find an entrance hall, a living room with fireplace and access to the garden, a kitchen-living room (furnished with wooden furniture and Carrara marble), a bedroom and a bathroom.

The ground floor features four bedrooms and two bathrooms, three of which have sea views. The master bedroom has hot and cold water and drainage, making it ideal for use as a kitchen. The master bedroom is separated from the main bedroom by a wall. The windows are made of durable Finstral PVC with double glazing and electric shutters. There are also three double-leaf security doors. The interior doors are high-quality Ferrero doors. The Carrier air conditioning system is managed by two units, one on each floor. The heating and hot water systems are powered by a Vaillant boiler.

The basement consists of a large garage, a gym, a bathroom, and a room. The large garage has a pit for car maintenance. The sliding sectional doors are remote-controlled.

The house is equipped with cameras that allow mobile phone viewing, and the gate can be opened remotely via a dedicated app. The garden irrigation system is automated, and the rainwater and wastewater drainage system is connected to the city electricity grid. The property is rented for one or six months at a time. The rent is paid in advance for the entire rental period, along with a refundable security deposit of two months' rent (refundable upon departure). Utilities (electricity, gas, and condominium maintenance) are also paid in advance for the entire rental period. The real estate agency commission is 15% of the annual rent plus VAT (Value Added Tax).
